CREDIT AND TENANT HISTORY CRITERIA

Credit Score: 700 - 850 Accept; 550 to 699 Conditional; Below 550 reject.
Income Criteria: 300% accept; 200% conditional
Employment History – Negative = Reject
Rental History:
- 1 # NSF Reject
- Landlord any outstanding balances in last 12 months reject
- Utility Collection matters in last 2 years = Reject
- Evictions filed in last 25 years = Reject
- Landlord Judgments in last 25 years = Reject
- Negative landlord reference = Reject
Bankruptcies last 5 years = reject.
Co-Signers with income ratio of 300% and that meet all other above criteria may be considered at Landlord’s discretion.

If you pass the credit and tenant history criteria, we will run a criminal background check.

CRIMINAL BACKGROUND CRITERIA.

Persons with Criminal convictions by means of judgment of liability, entered upon a plea, verdict or finding of guilt in the last three years that show a demonstrable risk to residents’ personal safety and/or likelihood of serious damage to property will be rejected.
Persons with a current sex offender registration requirement pursuant to the Sex Offender Registration ACT (or similar law in another jurisdiction) will be rejected.
Persons with a current child sex offender residency restriction.
